A repair visit usually starts with the furnace's fault code or flash pattern, then moves to the flame sensor, igniter, pressure switch, blower, and filter. On an oil furnace the technician will look at the nozzle, filter, and electrodes instead. Expect a combustion and carbon monoxide check before the cover goes back on.
Replacement is a bigger visit. The contractor files permits online through PermitPro, and for a building application Holbrook asks for a copy of your contract and an approval from the Treasurer/Collector's office first. Since the 10th Edition of the Massachusetts Building Code took effect in October 2024, new work is reviewed under it.
In a 1950s house, ask the technician to look at the ducts while they're there. Sealing joints, adding a return, or fixing a crushed run can matter as much as the furnace for comfort in the rooms farthest from the basement.
